Dear All,
The time has come for me to explain what is going on regarding home construction on the island. That’ s why this newsletter will be fully oriented to the houses already constructed, in or on the way to being constructed. It will also be the occasion to present to you some people who are working for the benefit of the quality of the island. Patrick Abuchaibe is the owner of Pietra D’Arte. His interview is amazing, he has the passion for his work, for stones, and he transmits it to every client who comes in his shop.
Believe me, you will not see your floors, bathroom, or surroundings with the same eye after a talk with him.
You will also discover Felipe Salazar, the owner of the architect firm we are working with, to present new models to Viveros members. We are working with him in order to create unique beach house properties, taking care of your pleasure as well as optimizing the home in order to minimize the impact on our planet. Felipe is a Colombian but has a multi-cultural background. He will definitely give an added touch to Viveros Island.

Yo pienso que ha llegado el momento de explicar que está sucediendo con la construcción de viviendas en la isla. Es por eso que este boletín les dará un vistazo de las casas que están siendo construidas o que están a punto de serlo. También tomaremos la oportunidad para presentarles a algunas personas que están trabajando por el beneficio de la calidad de la isla.
Patrick Abuchaibe es el dueño de Pietra d’Arte. Su entrevista es increíble. Él tiene pasión por su trabajo y por las piedras y esto se lo transmite a cada cliente que visita su tienda. Accompanying future residents of Isla Viveros on a visit to see their homes under construction, or sites in preparation is to share in the excitement of the fulfillment of dreams.
Watching the rapid expansion of the marina, scheduled for opening in November, or meeting with the Jack Nicklaus crew busy on the construction of the signature golf course are rewarding curtain raisers to the anticipation of arriving at your own piece of the pearl paradise, where you know the view is exclusively yours or that structure rising from the ground is moving to become the reality that you first sketched out on a scribbling pad months before and dared to ask: “Can we make it happen?”
On a recent trip I watched as one new-islander, just down from a northern US state, walked through the home that she and her husband had planned, asking for adjustments here, indicating the installation of large mirrors in a spacious bathroom, pacing the giant kitchen which will overlook a staircase leading down to a beach and the marina or standing in an unfinished room looking out on private view of paradise.
Following progress from a cleared patch of jungle to being able to start thinking of what furniture will go where, is a thrilling experience. |

Acompañando a los futuros residentes de Isla Viveros en una visita para ver a sus casas bajo construcción o sitios que están siendo preparados para ser desarrollados, es compartir en el entusiasmo de ver sus sueños hechos realidad.
Al mirar la rápida expansión de la marina, que está programada para ser abierta en Noviembre, o conocer a Jack Nicklaus y su equipo, quienes están extremadamente ocupadoS construyendo el campo de golf de firma, son algunos de los gratificantes eventos previos que usted encontrará, antes de llegar a su propio pedazo de esta perla paradisiacs, donde usted sabe que tendrá una vista
exclusivamente suya y donde las primeras estructuras de su casa se están levantando para convertirse en la realidad que usted dibujó meses atrás y se atrevió a preguntar: “Podremos hacer que ocurra?”
En un reciente viaje pude observar a un nueva isleña, de uno de los estados norteños de los Estados Unidos, caminar por la casa que ella y su esposo habían planeado, preguntando por ajustes aquí, indicando donde se deberían montar los grandes espejos en el espacioso baño, recorriendo la gigantesca cocina que mira hacia la escalera que va a la playa y la marina o parada en un cuarto sin terminar admirando las vistas privadas del paraíso.

Another future resident talked with his site manager and sought the opinion of his companions on the placement of his home, already staked out. He planned an elaborate garden in a gully leading past the future swimming pool, and was already visualizing evenings spent relaxing with a sundowner on his patio.

As a trio of advisers gazed at his property, it became obvious that a small copse of palm trees viewed from further back, would provide a perfect frame for his view of his own piece of ocean. He paced the site, made his decision, and the site manager was ordered to move the stakes 20 meters further back.
Moments like this, that will form part of a treasure of memories of the completion of a dream are being replicated across the island by a truly international community from the U.S., Canada, Norway, France, Spain, Columbia and Russia.
Residents are either using their own architects or choosing from five distinct home models from Italian elegance, Mexican vibrancy or Miami modern, Florida or Caribbean.

Several homes under construction are adapting the initial design to their own needs or adding extensions, and installing landscaped swimming pools.
All are able to call upon the services of Pietra D’Arte, to customize their home with stonework from around the world. Each home will be unique.
All bedrooms, the den, and living room are fitted with cable, Internet and phone connections, so while you relax in one of the most exclusive spots in the hemisphere, the world is only a click away.
Two homes have been completed, eight are under construction and designs are being drawn up for the building of another eight.
All this just a short boat ride away from Piñas Bay, where over 200 sports fishing world records have been established with Blue and Black Marlin, Swordfish, Wahoo, Yellow Fin Tuna, Dorado, Pacific Sailfish and many more.

Patrick Abuchaibe is a passionate rock lover, enthusiast, expert. You can hear it in his voice, see it in his eyes, and in his body language when he launches into his favorite subject. Who else would dare say that on a visit the Louvre in Paris, he was more attracted to the walls and floors than the paintings?

follow hisfather into medicine. Instead, inspired by an architect sister, he studied industrial engineering in Canada and the United States. When he graduated he joined an internationally renowned Italian rock expert in Miami.
There he learned the beauty of rock, from Saturnia used to build ancient Rome, marble loved by the Florentines, granite, onyx and dozens more, each with its own special beauty, and each requiring special treatment from the initial quarrying to cutting, polishing, and finally installation. |

Living the dream… by Roderick Garcia
In this edition of the newsletter I’m going to take you on a virtual walk through some of the properties in Viveros Resort. Many clients choose their house from our wonderful selection of models, others bring their own design; their final choice is, however the beginning of a dream realization. All our models carry exceptional finishes, perfect settings for outdoor enjoyment and the interior spaces needed to feel comfortable and relaxed.

Lets start with home site #2. These Northern U.S. clients brought their own design which they fell in love with when they first saw it in a magazine and together with our architects made the blueprints for the house and are now near completion of their dream home, a two story house overlooking the east side of the island with stunning views of Isla Del Rey and perfect sunrises.
These customers are dentists and one of the things they want to accomplish, once their house is ready, is to actually give back to the community in Isla del Rey by upgrading the existing dental clinic’s outdated equipment by donating necessary replacements at no cost, and helping to provide much needed service to the residents of our neighboring island.
Another home that is near completion is on site # 42. The owners, from Texas chose to build our Miami model overlooking the west side of the island where they can enjoy perfect sunsets. They made several changes to the original design, allowing them to have spacious terraces, great family rooms and two stories to enjoy from their wrap around upstairs balcony, the presence of whales and dolphins on the horizon.

En esta edición del boletín los voy a llevar a una caminata virtual a través de algunas de las propiedades en Viveros Resort. Muchos clientes escogen sus casas de entre nuestra fabulosa selección de modelos, mientras que otros traen consigo sus propios diseños, la decisión final, sin embargo es el principio de la realización de un sueño. Todos nuestros modelos poseen excepcionales acabados, están perfectamente situados para disfrutar exteriores y espacios interiores, con todo lo que necesitará para sentirse confortable y relajado.
Empecemos con la casa del Lote #2. Estos clientes del norte de los Estados Unidos trajeron su propio diseño, del cual se enamoraron a primera vista cuando lo vieron en una revista.
Junto con nuestros arquitectos hicieron los planos y ahora están a punto de completar la casa de sus sueños. Una vivienda de dos pisos que mira hacia la parte este de la isla con increíble vistas de Isla del Rey para disfrutar de perfectos atardeceres. Estos clientes son dentistas y una de las primeras cosas que quieren hacer, una vez que su casa esté lista, es darle algo de vuelta a la comunidad de Isla del Rey, reemplazando el anticuado equipo de la clínica de odontología con uno nuevo donado por ellos y así ayudar a darle la asistencia que desesperadamente necesitan los residentesde nuestra isla vecina.

On home site # 30, we have a very special house. The owners have made a fusion between the Miami model and the Florida model, making one of the most astonishing houses in the north part of the island.
This Russian family integrated sophistication and modernism to achieve their dream, from the enormous pool surrounding the house to an underground, 100 mt2 wine cellar.
Another great home site is # 57. The Norwegian owner picked out the ever popular Miami model, and is at this time installing the automatization equipment, that will allow him control and monitor his house at all times, from his home in Norway, when he’s away from Panama. He is also the owner of a condo in the majestic Trump Tower in Panama city, currently nearing completion.

Otra vivienda que está a punto de completarse está en el lote #42. Los dueños provenientes de Texas escogieron nuestro modelo Miami que tendrá vistas del lado oeste de la isla, donde podrán disfrutar de perfectos atardeceres.
Ellos han hecho varios cambios al modelo original, lo que les permitirá tener terrazas más espaciosas, grandes salones familiares y dos pisos para poder divisar desde su balcón del piso de arriba que rodea toda la estructura, ballenas y delfines en el horizonte.

Many customers choose to build their house for enjoyment; others see the opportunity to profit from their time away from Viveros.
This is the case of homeowners from site #13. This French family came to the island to see the development and fell in love with what they saw. Knowing they will not be able to come to Panama all the time, they decided to put the house in our Property Management Program and benefit from the guaranteed 5 percent return over the next 3 years with 40 days at their disposal to enjoy the island.
One of the first homeowners we had on the island, was a family from Spain who came to Panama to retire and enjoy their life. They own a gorgeous apartment in one of the best locations in Panama, Punta Pacifica, and when they started to look for a weekend house, they looked into Viveros Island. After their first visit, they knew this was what they where looking for.

El dueño noruego escogió el popular modelo Miami y actualmente está instalando un sistema automatizado, que le permitirá controlar y monitorear su casa todo el tiempo, desde su hogar en Noruega, cuando esté fuera de Panamá. They purchased home site # 14 with a beautiful front beach, and started building right away. Now their house is finished.
Those owners purchased a boat, and spend weeks at a time in Viveros, fishing and exploring many of the virgin islands in Las Perlas. They spend here more time on and around Viveros than in their main residence in the city.
Last but not least is the house owned by a very well known and one of the oldest European bank owning families in the world, who purchased their home on an exclusive point on the island. This fully customized house has one of the best views on the island, located on the northern most point of the development, right on the main beach.
We have houses still on blueprints, in the process of getting the necessary paperwork to get the construction permits to start building within a few months. Sabiendo que no podían venir a Panamá en ese momento, decidieron poner su casa dentro de nuestro Programa de Manejo de Propiedades, que le ofrece un cinco por ciento de ganancias por tres años y que le permite ocupar por 40 días al año su vivienda y disfrutar de la isla.
Uno de los primeros dueños de viviendas que tuvimos en la isla fue una familia de España que vino a Panamá a retirarse y gozar de la vida. Ellos tienen un hermoso apartamento en una de los mejores lugares de Panamá, Punta Pacífica y cuando empezaron a buscar una casa para pasar los fines de semana, decidieron visitar Isla Viveros. Después de su primera visita, ellos supieron que este era el lugar que estaban buscando. Compraron el lote #14 que tiene una preciosa playa al frente y comenzaron a construir inmediatamente. Ahora su casa ya está terminada. Ellos compraron un bote y pasan semanas en Viveros, pescando y explorando el sin número de isla vírgenes de Las Perlas. Ellos pasan más tiempo aquí y alrededor de Viveros que en su residencia principal en la ciudad.
Por ultimo, pero no menos importante es casa que es propiedad de una de las familias banqueras europeas más importantes del mundo, que compraron su vivienda en uno de los puntos más exclusivos de la isla. Esta totalmente personalizada casa tiene una de las mejores vistas de la isla, ubicada en el punto más al norte del desarrollo, justo en la playa principal.

Felipe Salazar Posada, Director of the company, graduated as the architecture faculty of the University of Geneva in Switzerland, and has a Masters in architecture of the University of Paris-Villemin. After graduation He founded Salazar Arquitectos (SPA) in 1997 as a base of development for his activities in Europe and Latin America. Since then, different scales of projects have been developed: industrial houses, offices, plants and technical laboratories, as well as restaurants, commercial and ephemeral architecture, interiors and furniture.
This ample range of projects has allowed the company to acquire experience for the global handling of projects that involves all the facets of architectonic and technical development, from concept to delivery, keeping the technical processes, concept design and interiors under the same direction.
Specialized in the development of Architecture of Concept and Interiors, this additional contribution will allow us to offer different and contemporary options with possibilities of the creation of customized concepts for clients who wish it.

Salazar Posada Arquitectos (www.salazarposada.com) es una firma de diseño de concepto radicada en Bogotá Colombia, con desarrollo de proyectos a nivel local así como a nivel internacional. En Panamá ha desarrollado entre otros proyectos, para el Grupo Wisa, el diseño de concepto de sus locales de perfumerías y relojerías en Ciudad de Panamá y el Aeropuerto de Tocumen y para los desarrolladores del Projecto Trump, el diseño y la construcción del Show Room del Trump Ocean Club.
Felipe Salazar Posada, Director de la firma, Arquitecto graduado de la facultad de arquitectura de la universidad de Ginebra en Suiza, Master en arquitectura de la Universidad de Paris-Villemin, fundó Salazar posada Arquitectos (SPA) en 1997 como base de desarrollo de sus actividades en Europa y en América Latina. Desde entonces, en SPA se han desarrollado proyectos de diferentes escalas: vivienda, oficinas, plantas industriales y laboratorios técnicos, así como restaurantes, arquitectura comercial y efímera, interiorismo y mobiliario.

The enormous wealth of Isla Viveros grounds in landscape terms, vegetation and location, added to the general project and the exclusive design of each one of the lots with direct access to the beach, is a superb base for the development of homes in contact with the surroundings, integrated to the land and natural vegetation, generating a direct relationship with the landscape.
We believe that the creation of basic platforms is
important, to allow variants in the configurations and a better handling of final costs to the client. La enorme riqueza de Isla Viveros en términos de paisaje, vegetación y localización, sumado al proyecto general de implantación y el diseño exclusivo de cada uno de los terrenos con acceso directo a la playa, son una base inmejorable para el desarrollo de viviendas en contacto con el entorno, integradas al terreno y vegetación natural, generando una relación directa, abierta hacia el paisaje.

Estos modelos de vivienda serán representativos de una arquitectura contemporánea de líneas simples y puras, quefaciliten la relación interna de uso; permitiendo integración o privacidad, grandes espacios sociales internos-externos y pieles de protección térmica y visual, con una gran flexibilidad en la personalización de cada vivienda.
El desarrollo de estos modelos tendrá varias prioridades de diseño; una base común de desarrollo constructivo que permita abaratar el manejo de costos finales y una base de desarrollo de diseño arquitectónico sobre los parámetros del Green Building House Design (LEED) que incorpora un diseño inteligente, tecnología limpia y eficiente, elementos constructivos y de mantenimiento que reducen el impacto negativo de la casa en el medio ambiente y mejoran el nivel de confort y salud de las personas que viven en ella y un diseño de interiorismo dirigido a optimizar el ambiente interno a través de un universo estructurado y armónico de materiales, colores, iluminación y mobiliario, que fortalezcan el carácter especifico de cada una de las casas.
